If you’re a first time home buyer, the NSW Government’s First Home Owner Grant (New Homes) scheme makes it much more affordable for you to buy your dream home.

However, applying for the First Home Owner Grant can be a complicated process. We have experts available  to help guide you every step of the way and answer all your questions.

NSW First Home Buyers Assistance Scheme

The First Home Buyers Assistance scheme is a NSW Government initiative which provides exemptions or concessions on transfer duty for eligible NSW first home buyers.

This includes vacant land on which you intend to build your first home.
The First Home Buyers Assistance scheme commenced from 1 July 2017.

How much is the First Home Owner Grant?

The NSW First Home Owner Grant scheme helps eligible first home owners to purchase a new home or build their new home by offering a $10,000* grant. The Scheme applies to new homes only.

How do I apply for the First Home Owner Grant?

You can apply directly through the Revenue NSW or if you require the funds to assist with paying for your new home, then you should make the application through your preferred financial institution.

How do I know if I am eligible for the First Home Owner Grant?

Revenue NSW has very specific criteria that you need to meet to ensure you are eligible for the First Home Owner Grant. 

At time of writing, some of the criteria included:

  • The contract date must be on or after 1 January 2016
  • The home is a brand new home
  • You are over 18
  • You or your spouse (including de facto spouse) have never held a relevant interest in any residential property in Australia.
  • The value of the property must not exceed the First Home Owner Grant Cap of $750,000
  • You have not received a first home owners grant in any State or Territory, unless subsequently repaid
  • You need to live in the home for a continuous period of at least 6 months
  • At least one applicant is a permanent resident or Australian citizen
  • Each applicant must be a natural person and not a company or trust.

When will I receive the Grant money?

If you make your application through your financial institution the funds will be available for the deposit payment, or at settlement for a completed home. If you apply directly to the OSR the grant may not be available until after completion and your name is registered on the certificate of title.
